Preliminary Consultation

Our project managers will meet with you on-site or at our office to discuss your project and align it with your vision. This stage establishes the foundation for a smooth process. Here’s what to expect:

Design

A typical design agreement includes the following key stages and services:

  • Initial Measurements and Survey: Conducting a topographic survey of the property and reviewing the zoning regulations to determine appropriate design proposals.
  • Preliminary Drawings: Preparation and presentation of the initial project drawings, outlining the proposed design and layout.
  • Client Review and Revisions: Providing the client with an opportunity to review the preliminary drawings and suggest any changes to align the design with their vision.
  • Final Review: A comprehensive final review of the revised drawings by the client to ensure all details meet their expectations.
  • Engineering Approval: Ensuring that all designs are reviewed and certified by a licensed Professional Engineer (P. Eng.).
  • Flat Rate Pricing: A flat rate is typically charged for these services, offering transparent and predictable costs.

Once finalized, the completed drawings will be submitted for building permit approval and, if necessary, for the Committee of Adjustments.

•A detailed estimate based on the working drawings. •A fixed price for the entire scope of work, including allowances for various finishes. •No need for a detailed cost breakdown beyond allowable items. •Any changes to the scope of work will be addressed through a change order.

Cost Estimation Method

Perfect for clients who want full transparency and flexibility in their project costs •A set percentage rate is applied to the actual construction cost. •Full transparency with all subcontractor and supplier costs disclosed. •You only pay for services completed up to the current date. •All project expenses are paid in full as of that date.

Project Management Fee Method

Best for those who want professional oversight with the option to be involved in the construction process. •Opulence Homes serves as the project manager, acting on your behalf. •We negotiate fixed-price contracts with contractors for your project. •You have the option to participate in some work to save costs.
